First time visiting Tawau and first time stay this hotel. The location of this hotel is good and easy look for food. However, the room insulation is too bad and if you're the one search the quiet room, this hotel definitely not suitable.
This hotel is quite old and lack of maintenance. The washroom sink crack line and Aircon sound is noisy.
Honestly, I'm not going to recommend this hotel to my friend.

Check in was fast, rooms and toilets abit dated but it was clean. My room facing the hillside was not too noisy but a friend staying on the same floor facing the sea can hear the noise from the local bar next building.
As the guest were mostly families, at 6am you could hear children and parents talking from adjacent rooms. Bring earplugs. Limited parking available in front of the hotel. Good enough for 1 night stay.

Size of room is awesome. Quick check in process. Cleanliness was good too.
Slightly lack in good maintenance. Experienced some facilities were not in good condition, for instance safety box and reading light not working. The time allocated for 30 min for iron was also inconvenience to me.
Overall my stay was satisfying.
