Greeted with a lukewarm warm reception upon arrival. No assistance offered to take the luggage to the room which was up three flights of stairs that got narrower towards the top. The breakfast server huffed and was visibly annoyed and upset when I dared to ask for a second coffee! I suggest that they invest in a coffee machine instead of serving single cup sized cafetières. The family room was a good size but had fairly low ceiling beams which were pointed out by 15 signs which made the room look more like a building site than a bedroom. No refrigerator in the room and the safe did not work. The location is around 6 miles from Keswick. Nice swimming pool but access via the door to the changing rooms does not work all of the time.

We only stopped one night but it seemed fine, service was pleasant and friendly facilities were good. It looked tired in some areas but something that big can't be shiny new everyday. The room was generally clean and dust free but the fridge (which wasn't even plugged in) was dirty inside and there was an empty biscuit packet under the couch.
